Design and building are one problem

Positioning

Most projects lose their best ideas in the gap between the architect and the builder. We close that gap by holding both — drawing and field — in one team.

Modus is led by a licensed California architect. The same practice that designs your project also constructs it: budget, schedule, procurement and field execution all answer to the same drawings, the same intent.

That continuity is the method. Decisions made in feasibility are still legible at closeout. Nothing is translated, re-bid, or quietly value-engineered out of recognition.
